Pool leak detection in Logan
Updated October 2026
Every pool loses some water to evaporation, and a Queensland summer takes plenty. But if you are topping up more than feels normal, the water bill is creeping, or the garden beside the pool is permanently damp, the pool may be leaking. Logan Pool Renovations connects you with experienced, insured local specialists who handle pool leak detection across the City of Logan: finding the leak first, then quoting the fix, in that order.
In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor, and plumbing and drainage work is licensed at any value with no dollar threshold. Work is referred to independent contractors, licensed where the work requires it. Ask to see the licence and check it on the QBCC register before work starts.
Evaporation or leak: the bucket test
Before paying anyone, run the bucket test. Sit a bucket of pool water on the top step, mark the level inside and outside the bucket, and leave the pump on its normal schedule for a day or two. If the pool level drops noticeably further than the bucket level, water is escaping somewhere other than the sky. That one test separates a real leak from a hot, windy week, and it earns its keep here because evaporation in a subtropical summer is genuinely high and fools a lot of owners. The renovators we work with will happily talk you through it before booking a visit.
Where pools actually leak
- Fittings and penetrations. Skimmer boxes, return jets, and light niches are the most common culprits, where the fitting meets the shell.
- Plumbing lines. Suction and return pipes between pool and pump, especially older glued PVC under paving. A leak here often shows as a wet patch or an unusually healthy strip of lawn.
- The shell. Cracks in concrete pools, often at the bond beam or around steps. On old pebblecrete, a porous or delaminating surface can weep steadily without one obvious crack.
- Equipment. Pump seals, filter valves, and chlorinator housings. Cheap to fix, easy to spot, always checked first.
- Hydrostatic valve. The one-way valve in the main drain of many concrete pools, which can let pool water out as well as groundwater in when it fails.
How detection works
A methodical leak search runs cheapest-first. Equipment and visible fittings are inspected, then dye testing traces water movement at suspect points around skimmers, jets and cracks, then plumbing lines are isolated and pressure tested to find which run is losing water. Specialist acoustic gear can then pinpoint a pipe leak under concrete to within a small area, so repairs mean lifting one or two pavers rather than trenching the backyard. On a suspect shell, letting the water level drop and noting where it stabilises also narrows the height of the leak.
Sloped blocks hide leaks differently
A leak on a flat block tends to announce itself as a soggy patch. On the sloped ground through the north-east of the city, water escaping from a pool or its plumbing runs downhill inside the fill behind the retaining wall instead, so the only symptom at the pool is a busier top-up hose while the real damage happens somewhere lower. Three things follow from that. Saturated fill pushes harder on a retaining wall than dry fill does, so a long-running leak on a cut pad is a structural question and not only a water-bill one. The wet patch, when it finally shows, can be metres away and well below the pool. And the search has to work uphill from the symptom rather than out from it, which is exactly the kind of job acoustic location is for. If your pool sits above a wall and the bucket test says you are losing water, treat it as worth finding this season.
What leak detection costs
Guide pricing only. A professional leak detection visit with dye and pressure testing commonly runs in the hundreds of dollars, often around $400 to $800 depending on pool complexity, with the fee frequently credited or bundled if the same contractor does the repair. Repairs range from minor, such as resealing a fitting, to significant where a pipe must be excavated or a cracked shell repaired. If detection shows the surface itself is porous, the lasting fix is usually resurfacing, and you will get that advice straight rather than a patch that holds one season.
Why leaks matter more than the water bill
Constant moisture movement around the shell erodes backfill and lifts paving, and on the low-lying river flats in the south-east of the city it adds water to ground that already sits wet after a storm season. Leaking salt water also kills surrounding garden and corrodes anything it reaches. Finding a leak early is almost always cheaper than finding it late.
Frequently asked questions
How much water loss is normal?
Evaporation varies with heat, humidity and wind, but a few millimetres a day in summer is typical. Losses well beyond that, confirmed by a bucket test, point to a leak.
Does the pool need to be drained to find a leak?
Usually not. Dye testing, pressure testing and acoustic location all work with the pool full. Draining happens only if the repair itself requires it.
My pool only leaks when the pump runs. What does that mean?
That pattern points to the return plumbing, which is only under pressure while the pump runs. Loss that continues with the pump off points to the shell, fittings or suction side.
Can tree roots crack a pool?
They can damage pipes and, over time, stress the shell. The mature gums and figs through the older streets here are a known offender with pool plumbing, just as they are with sewer lines.
