Mount Warren Park is the established side of Beenleigh: larger brick-and-tile homes on decent blocks, built through the 1980s and into the 1990s, mostly owner-occupied, and plenty of them with an in-ground pool that went in with the house. Those pools are now around 30 to 40 years old, which is exactly the age band where a renovation gets bought rather than considered.
We connect you with experienced, insured local pool renovators who work Mount Warren Park and know what a pool of that vintage usually needs.
Everything comes due at once
The frustrating thing about a pool built with the house in 1990 is that nothing fails on its own schedule. The interior goes chalky and rough, the waterline tiles craze and scale, the coping lifts where water has been getting behind it, and the pump and chlorinator are long past their design life. Owners often deal with them one at a time over several years and pay for the same drain-down three times.
The cheaper path is to treat it as one project. Resurfacing plus new waterline tiles and coping plus an equipment renewal in a single drain-down shares the site setup, the draining and the curing time. The renovators we work with will tell you what is worth doing while the pool is empty and what can honestly wait.
Those age bands are inference from build era rather than a dataset, so the quote still starts with someone looking at your pool.
The coping and bond beam question
On pools of this vintage the most common unpleasant surprise is underneath the coping. Old brick or terracotta bullnose, decades of splash, and water tracking in behind it, and the bond beam at the top of the shell takes the damage. If the old stones come off cleanly the job is paving. If the beam needs repair the job grows, and no honest renovator can tell you which it is until the first stone lifts. Ask for the quote to state what happens if the beam is damaged, so the variation is agreed before it happens rather than argued afterwards.
Draining, discharge and the weather
Mount Warren Park sits higher than the Beenleigh flats, which makes a drain-down more straightforward here than it is down on the river. The discharge rules still apply: pool water goes where the local water authority's requirements allow rather than into the street stormwater, and Logan Water, Logan City Council's own water and wastewater business, is who you confirm the current position with. Timing matters too, because resurfacing and painting both need dry windows and a storm-interrupted job sits idle. Booking outside the summer storm run usually buys a better run of days.
What a Mount Warren Park renovation costs
Guide pricing only. A pebble resurface on a standard family pool typically runs roughly $8,000 to $15,000, premium quartz or glass bead higher again, new coping around a typical pool roughly $5,000 to $15,000 depending on the stone, and a pump, filter and chlorinator renewal roughly $3,000 to $6,000. A full renovation that does all of it commonly lands in the $20,000 to $50,000 band. Every pool is different, so the written quote is the number that counts. See the cost guide.
Frequently asked questions
Is a 35-year-old pool worth renovating or should we fill it in?
Renovation is almost always far cheaper than demolition and backfill, and in a family-home street a renovated pool presents well. Filling in makes sense mainly when the pool is genuinely unwanted.
Should the equipment be replaced at the same time as the interior?
It is the cheapest moment to do it. Fittings, old brittle pipework and lighting are all accessible while the shell is empty, and a new interior behind a 25-year-old pump is half a renovation.
We are selling next year. What order should we do things in?
Barrier first, because the pool safety certificate comes from a QBCC licensed pool safety inspector and the inspection is pass or fail, then the cosmetic work. A certificate is valid two years on a non-shared pool, so doing it early does not waste it.
How long will the pool be out of action?
Most interior renovations run one to three weeks on site, plus curing and refilling. Weather, access and tile lead times are the usual delays.
