Windaroo is genuinely hilly, which is unusual in this part of the City of Logan and it changes every pool job out here. Houses sit on cut-and-fill pads with retained edges, the pool is often on a terrace behind a retaining wall, and the route in is a set of steps rather than a side gate. The stock runs from established homes on the golf course side through to newer estate on the slopes, so the work splits between genuine renovation and finishing off what a pool builder left.

We connect you with experienced, insured local pool renovators who work Windaroo and price sloped-block access honestly rather than discovering it on day one.

Sloped blocks change the quote, not the job

The job list on a hillside pool is the same as anywhere. Getting to it is not. Nothing with wheels and an engine reaches a pool on a cut pad two terraces down, so the old interior comes out and the new material goes in by hand. That is routine for a renovator who works these streets, and it needs to be in the quote from the start. When you ask for a price, describe the access: how many steps, how wide the gate, whether a barrow can turn at the bottom. You will get a realistic number instead of a variation.

The cost guide explains where access sits in a budget. As a guide only, a pebble resurface on a standard family pool typically runs roughly $8,000 to $15,000, and a difficult hand-barrow site sits at the upper end of that range rather than outside it.

The retaining wall behind the pool is a compliance problem

This is the Windaroo detail that catches owners out. A pool barrier has to have a non-climbable zone, and a retaining wall, a cut bank or a terrace immediately behind the fence can put a foothold exactly where the rules say there should not be one. The fence was compliant when it went in. The garden grew, the wall stayed, and the inspection now fails on something nobody has touched.

In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector, never by this site and never by the contractor doing repairs. A certificate runs two years on a non-shared pool and one year on a shared pool. On a sale you provide the buyer a current certificate before settlement or a notice of no pool safety certificate instead. On a new lease of a house with its own pool the certificate must be in effect first, with no notice shortcut, while a shared pool can use a Form 36 and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC. The repairs themselves, covered under fencing and compliance, are usually a day or two of work.

Newer pools need surrounds, not a renovation

A good share of Windaroo pools are recent, and a recent pool does not need a new interior. What it often needs is the paving, coping and landscaping the pool builder's contract stopped short of, which is the surrounds side of tiling and coping, and a barrier that still complies after a deck or a shed went in. A renovation pitch on a five-year-old pool would be a waste of your money and we would rather say so.

Leaks behave differently on a hill

One last local wrinkle. On a flat block a leaking pool shows up as a soggy patch. On a slope the water runs downhill inside the fill behind the retaining wall instead, so the only symptom at the pool is a busier top-up hose while saturated fill pushes harder on a wall that was engineered for dry ground. If your pool sits above a wall and a bucket test says you are losing water, treat it as worth finding this season. See leak detection.

Frequently asked questions

Can machinery get to a pool on a terraced block?

Usually not. Plan for a hand job through the steps and the side gate. It adds labour and it is normal work here, so it should be priced rather than argued about.

Our pool fence passed years ago. Why would it fail now?

Most often because something changed outside the fence rather than in it. Garden beds raise the ground, a retaining wall or a planter creates a foothold in the non-climbable zone, and the standard itself has moved on.

The pool is only a few years old. Is there anything worth doing?

Barrier checks, and the surrounds the builder did not include. Interiors on a pool that age have years left and anyone quoting you a resurface should be asked why.
