Bethania has its own postcode, 4205, and its own character: a compact suburb on the northern bank of the Logan River, mostly built from the 1970s through the 1990s, with a mix of owner-occupied family homes and rental stock. Pools here are a mix too, some original to the house and some added later, and the renovation question usually turns on which.
We connect you with experienced, insured local pool renovators who work Bethania and the surrounding river suburbs.
Interiors on an older pool
Where the pool came with the house, it is now 30 years old or more and the interior is the first thing to go. Rough or chalky patches under your hand, pebbles in the skimmer basket, and staining that comes back within weeks of treatment all point the same way. That is a surface at the end of its life rather than a water chemistry problem. Resurfacing is the lasting answer, and pool painting is the honest budget route on a sound shell.
Whichever you choose, do the empty-pool work in one visit. New waterline tiles and coping and an equipment renewal cost far less alongside a resurface than they do as separate projects, because the draining, the setup and the curing time are shared.
Draining beside the river
Bethania sits low, and that puts one step of the job under real scrutiny. An empty concrete shell in saturated ground can float, so a renovator who works this ground opens the hydrostatic valve, times the drain-down around the weather, and will stage the work rather than empty a pool outright in a wet run. The Bureau of Meteorology lists significant flood events of note on the Logan and Albert in 1887, 1947, 1974, 2013, 2017, 2022 and 2025, and the 2022 event was the largest on the lower Logan River since 1974, which is why local renovators treat the drain-down as a scheduling decision rather than a tap.
Flood exposure is parcel by parcel and Logan City Council maps it, so check your own address against the council's flood mapping rather than reading anything into a suburb name. Pool water also has to go somewhere lawful: discharge follows the local water authority's requirements rather than the street stormwater, and Logan Water, Logan City Council's own water and wastewater business, is who you confirm the current rules with.
Barrier work for a sale or a tenancy
With a reasonable share of rental properties here, the barrier is often the live question rather than the interior. In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector. It does not come from this site and it does not come from the contractor who repairs the fence. A certificate is valid two years on a non-shared pool and one year on a shared pool. On a sale you provide the buyer a current certificate before settlement or a notice of no pool safety certificate instead. On a new lease of a house with its own pool the certificate must be in effect before the tenancy agreement is entered into, with no notice alternative, while a shared pool can use a Form 36 and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC. The repairs, which is what the trades we refer do, are covered under fencing and compliance.
What it costs in Bethania
Guide pricing only. Barrier fixes commonly run from a few hundred dollars for gates, latches, gaps and signage into the low thousands for a new run of fencing. Painting a sound shell lands in the low thousands. A pebble resurface on a standard family pool typically runs roughly $8,000 to $15,000. A full renovation that does the interior, tiles, coping and equipment together commonly lands in the $20,000 to $50,000 band. The cost guide breaks it down and every job gets a written price before work starts.
Frequently asked questions
Should I wait for the dry season to renovate?
If you can, yes. Resurfacing and painting both need dry windows, and on low ground the drain-down itself is safer outside a wet run.
Our pool went green after a storm. What now?
Start with green pool recovery rather than a renovation quote. Clear water lets a renovator actually see the surface, and plenty of pools look far worse than they are.
Is a leak likely on a pool this age?
It is worth ruling out. Run the bucket test first, and if the pool is losing more than the bucket, see leak detection before spending money on the interior.
