Logan Reserve is growth-front estate, sitting between Park Ridge and Waterford on land that was acreage until recently. The houses are new and so are the pools, which makes this one of the suburb pages where the honest answer is that you almost certainly do not need a renovation.

We connect you with experienced, insured local contractors who work Logan Reserve, and we would rather tell you what a new pool actually needs than sell you an interior you will not need for another fifteen years.

A new pool does not need resurfacing

A quality pebble or quartz interior commonly lasts 15 to 20 years. If your pool went in with the house in the last decade, the surface has most of its life ahead of it, and anyone quoting you a resurface should be asked why. The same goes for the waterline tiles. They scale and craze over decades, not years.

What new pools in this estate do need is the work the pool builder's contract stopped short of. The builder finishes at the pool edge, which leaves paving and surrounds, coping that was left minimal, and a yard that arrived as bare dirt with a temporary fence around the water. That is the surrounds side of tiling and coping and the barrier side of fencing and compliance.

The barrier is the part that bites

A pool fence built to the current standard is usually sound on the day it goes in. What breaks compliance here is everything added afterwards. A new deck lifts the effective ground level. A shed, a planter box or a pot plant creates a foothold inside the non-climbable zone. A trampoline goes up against the fence line. A retained edge at the back of a cut-and-fill block does the same thing without anyone touching it.

In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector. It never comes from this site and never from the contractor who builds or repairs the fence. A certificate is valid two years on a non-shared pool and one year on a shared pool. To sell, you give the buyer a current certificate before settlement or a notice of no pool safety certificate instead. To start a new lease on a house with its own pool, the certificate must be in effect before the tenancy agreement is entered into, and there is no notice shortcut. For a shared pool a Form 36 can be lodged instead, and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC.

Finishing the yard, and the access problem

The practical issue on a new estate block is that the fencing and retaining go in before the landscaping, so by the time you want paving there is no machine route to the back of the yard. Solving that once, for the paving and the barrier together, costs less than solving it twice a year apart. Describe the access when you ask for a price.

Guide pricing only. Barrier repairs commonly run from a few hundred dollars for hardware, gap adjustments and signage into the low thousands for a new run of fencing, with frameless glass at the top of the range. See the cost guide for where that sits against the bigger renovation numbers you will not need yet.

One thing that does date early

The pump. Builder-supplied single-speed pumps are still common, and in a climate that keeps the pump running most of the year a variable-speed replacement is the change most owners notice on the power bill. Not urgent on a new pool, but worth knowing before the warranty conversation. See equipment upgrades. Electrical work must be done by a licensed electrician.

Frequently asked questions

Our pool fence is still the builder's temporary one. Does that matter?

It matters the moment you want to sell or lease, and a temporary fence rarely meets the standard. A permanent barrier built properly costs less than a failed inspection and a reinspection.

What should we spend money on first?

The barrier, then the paving. One is a legal requirement around a sale or a lease, the other is what makes the pool usable.

Is there anything useful a pool renovator can do on a five-year-old pool?

Barrier work, surrounds and paving, equipment, and a leak check if it is losing water. Not an interior. If the pool has gone green, start with green pool recovery.
