Bahrs Scrub is new estate on hilly ground, and the pools here are new with it. That makes this one of the few suburb pages on this site where the honest answer is that you probably do not need a renovation. What a recent pool on a cut-and-fill block does need is the work the pool builder's contract stopped short of, and a barrier that still complies once the rest of the yard arrives.

We connect you with experienced, insured local contractors who work Bahrs Scrub, and we would rather tell you that than sell you a resurface you will not need for another fifteen years.

What a new pool here actually needs

The pattern is consistent. The pool goes in, the builder finishes at the pool edge, and the owner is left with a pool surrounded by bare dirt, a temporary fence, no paving past the coping and nothing holding the cut bank at the back of the yard. The jobs that follow are paving and surrounds, coping that was left minimal, and a permanent barrier built properly. See tiling and coping for the surrounds side and fencing and compliance for the barrier.

A resurface on a pool this young would be money thrown away. A quality interior gives 15 to 20 years, so if someone quotes you one, ask them why.

Cut-and-fill blocks and the non-climbable zone

The ground here was cut and filled to make level pads, which means most backyards have a retained edge somewhere. That is where new pools fail inspections. A pool barrier has to have a non-climbable zone, and a retaining wall, a cut bank or a terrace immediately behind the fence can put a foothold exactly where the rules say there should not be one. Add a shed, a planter box or a trampoline against the fence line after handover and a fence that was built to the current standard stops complying.

In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector. It never comes from this site and never from the contractor who does the repairs. A certificate is valid two years on a non-shared pool and one year on a shared pool. On a sale you give the buyer a current certificate before settlement or a notice of no pool safety certificate instead. On a new lease of a house with its own pool the certificate has to be in effect first, with no notice shortcut, while a shared pool can use a Form 36 and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC.

Access on a sloped new block

Bahrs Scrub access is a particular kind of awkward. The blocks are often steep, the fences and retaining go in before the landscaping, and by the time you want paving there is no machine route to the back of the yard. Solving that once, for the paving and the barrier together, costs less than solving it twice a year apart. Describe the access honestly when you ask for a price and the quote will reflect the real job. Guide pricing only, but barrier repairs commonly run from a few hundred dollars for hardware, gaps and signage into the low thousands for a new run of fencing. The cost guide covers the rest.

Keep the equipment pad in mind

The one thing on a new pool that does date is the pump. Builder-supplied single-speed pumps are still common, and a variable-speed replacement is the change most owners notice on the power bill. It is not urgent on a new pool, but it is worth knowing about before the warranty conversation. See equipment upgrades, and remember electrical work must be done by a licensed electrician.

Frequently asked questions

Do I need council approval for pool paving and surrounds?

Paving around an existing pool is generally straightforward, but the barrier has to still comply afterwards and significant excavation can bring other requirements into play. Check with Logan City Council or a private building certifier if your job moves real ground.

Our pool fence is the builder's temporary one. Is that a problem?

It is a problem the moment you want to sell or lease, and a temporary fence rarely meets the standard. Getting a permanent barrier built properly is cheaper than a failed inspection and a reinspection.

What is the first thing to spend money on?

The barrier, then the paving. One is a legal requirement around a sale or lease, the other is what makes the pool usable.
