Yarrabilba is a priority development area declared in 2010, about 20km south of Logan Central, planned for up to 20,000 homes and still under construction. Every pool here is new. That makes this page the honest opposite of our established-suburb pages: there is no renovation market in Yarrabilba yet, and we are not going to invent one.

We connect you with experienced, insured local contractors who work Yarrabilba, and what they do here is finish yards and get barriers right.

What new pools in a new town need

The pattern repeats on street after street. The pool goes in, the pool builder's contract finishes at the pool edge, and the owner is left with water surrounded by bare dirt, a temporary fence, no paving past the coping and nothing holding the cut bank at the back of the block.

So the work is paving and surrounds, coping where it was left minimal, and a permanent barrier built properly. See tiling and coping for the surrounds and fencing and compliance for the barrier. A resurface on a pool this young would be money thrown away, because a quality interior gives 15 to 20 years.

The barrier, and who signs it off

A fence built to the current standard is sound on the day it goes in. It stops complying when something is added: a deck that lifts the effective ground level, a shed or a planter box that puts a foothold inside the non-climbable zone, a trampoline against the fence line, or a retained edge on a cut-and-fill pad.

In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector. It never comes from this site and never from the contractor who builds or repairs the fence. A certificate is valid two years on a non-shared pool and one year on a shared pool. To sell, you give the buyer a current certificate before settlement or a notice of no pool safety certificate instead. To start a new lease on a house with its own pool, the certificate must be in effect before the tenancy agreement is entered into, with no notice alternative. For a shared pool a Form 36 can be lodged instead and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC. With a high turnover of new rentals through a growing estate, that lease rule is the one worth reading twice.

Access in a half-built street

The sequencing out here works against you. Fencing and retaining go in before the landscaping, the neighbouring blocks may still be building, and by the time you want paving there is often no machine route to the back of the yard. Doing the paving and the barrier in one visit solves the access problem once. Describe the access honestly when you ask for a price.

Guide pricing only. Barrier repairs commonly run from a few hundred dollars for hardware, gap adjustments and signage into the low thousands for a new run of fencing, with frameless glass at the top of the range. The cost guide puts that against the larger renovation numbers you will not need for years.

The pump is the exception

Builder-supplied single-speed pumps are still common, and in a climate that keeps the pump running most of the year a variable-speed replacement is the one upgrade that pays for itself on a new pool. Worth pricing before the warranty conversation. See equipment upgrades. Electrical work must be done by a licensed electrician, and plumbing and drainage work in Queensland is licensed at any value.

Frequently asked questions

Does anything on a three-year-old pool need renovating?

No. Barrier work, paving and surrounds, equipment, and a leak check if it is losing water. That is the whole list, and a resurfacing quote on a pool that age is a reason to get a second opinion.

Our pool went green over the Christmas break. Is that a fault?

Usually not. It means the chlorinator or the filter lost the pool while nobody was watching. Start with green pool recovery and get the equipment checked after.

Who do I talk to about discharging pool water?

Logan Water, which is Logan City Council's own water and wastewater business. Discharge follows their requirements rather than going into the street stormwater, and it is worth confirming the current rules before a drain-down.
