Flagstone is the centre of the Greater Flagstone priority development area, declared in 2010, and it is still filling in. The pools here went in with houses that are new, which means the honest answer on this page is the opposite of the one you will find on our established-suburb pages: you do not need a renovation, you need the yard finished and the barrier right.
We connect you with experienced, insured local contractors who work Flagstone and the Mount Lindesay Highway corridor, and we will not quote you an interior you do not need.
Flagstone carries the new names around it
Several localities were gazetted to serve the Greater Flagstone development area and they are thin on the ground today, so the people living in them say Flagstone and the trades work to Flagstone. If your address is on one of those newer names, this is your page.
What a new pool actually needs
A quality pebble or quartz interior commonly lasts 15 to 20 years, so on a pool built in the last decade the surface has most of its life left. Anyone quoting a resurface on it should be asked to explain themselves. The real list is shorter and cheaper.
Paving and surrounds, because the pool builder's contract finished at the pool edge and the rest of the yard arrived as bare dirt. Coping, where it was left minimal. And a barrier that still complies once the deck, the shed and the landscaping are in. See tiling and coping for the surrounds and fencing and compliance for the barrier.
Why new fences fail inspections
The fence was built to the current standard. What breaks it is what gets added afterwards: a deck that lifts the effective ground level, a planter box or a shed that creates a foothold inside the non-climbable zone, a trampoline against the fence line, or a retained edge on a cut-and-fill block doing the same thing without anyone touching it.
In Queensland a pool safety certificate is issued only by a QBCC licensed pool safety inspector. It never comes from this site and never from the contractor who builds or repairs the fence. A certificate is valid two years on a non-shared pool and one year on a shared pool. On a sale you provide the buyer a current certificate before settlement or a notice of no pool safety certificate instead. On a new lease of a house with its own pool the certificate must be in effect before the tenancy agreement is entered into, with no notice alternative, while a shared pool can use a Form 36 and the pool owner, usually the body corporate, then has 90 days. Confirm the current rules with the QBCC.
Access while the estate is still building
Out here the practical problem is sequencing. Fencing and retaining go in before the landscaping, so by the time paving is wanted there is often no machine route to the back of the yard. Doing the paving and the barrier in one visit solves the access problem once rather than twice. Describe the access when you ask for a price and the quote will be realistic.
Guide pricing only. Barrier repairs commonly run from a few hundred dollars for hardware, gaps and signage into the low thousands for a new run of fencing. The cost guide shows where that sits against the larger renovation figures that will not apply to you for years.
Draining and the pump pad
If a drain-down is needed for any reason, pool water should be discharged in line with the local water authority's requirements rather than into the street stormwater, and Logan Water, Logan City Council's own water and wastewater business, is who you confirm the current rules with. On a block out this way that is not connected to reticulated services, the drain-down is managed on the property instead, so check your own address with Logan Water rather than assuming.
The one component that does date early is the pump. Builder-supplied single-speed units are still common and a variable-speed replacement is the change most owners notice on the power bill. See equipment upgrades. Electrical work must be done by a licensed electrician.
Frequently asked questions
Is anyone quoting resurfacing on Flagstone pools being straight with me?
On a pool under ten years old, probably not. Ask what they found that puts the surface at the end of its life, and get a second opinion before spending resurfacing money.
We are leasing the house out. What do we need for the pool?
A pool safety certificate in effect before the tenancy agreement is entered into, issued by a pool safety inspector licensed by the QBCC. Fix the barrier defects first, because the inspection is pass or fail.
Can the paving and the fence be done together?
Yes, and it is usually cheaper. The heavy access problem is the same for both, so solving it once saves a second mobilisation.
